Self storage software for independent US operators
Storage unit management software that runs tenancies, billing and rent collection in one place, with QuickBooks Online or Xero kept up to date. Made for owner-operators with one facility or a handful.
No credit card required. Starter: $99/month (USD), up to 150 units.
What it takes off your plate
- Invoices are raised from each tenancy every month, with part months and extras worked out for you.
- Tenants who save a card or bank account are charged on the due date without you lifting a finger.
- Late tenants get reminder emails on the days you pick, and they stop as soon as the tenant pays.
- Tenants check their balance, download invoices and pay in their own portal instead of calling you.
Set up for US facilities
- ACH bank debit. 0.8% a payment, capped at $5, so collecting a $150 month costs $1.20. Cards are 2.9% + 30¢. Fees come out of your payout and tenants are never surcharged.
- QuickBooks Online or Xero. Customers, invoices, payments and credit memos go to QuickBooks, and payments you record in QuickBooks come back against the right invoice.
- Sales tax where your state charges it. Set one rate for the facility, or leave it off if storage rent isn't taxed where you are.
- US move-in questions. Online move-in asks whether the tenant or their spouse is on active military duty, and takes an alternate contact for notices.
- Your own rental agreement. Lien rules and notice wording change from state to state, so tenants accept your agreement online, not a generic one.
- Priced in USD. $99 a month for up to 150 units, with your facility's time zone, US dates and US spelling throughout.
What to look for in storage software
Whichever product you choose, check these before you sign:
- Invoices are raised from each tenancy automatically, including part months and extras.
- Payments recorded in QuickBooks show up against the tenant, not just in your books.
- Tenants can pay by ACH, and you know what each payment costs you.
- You can use your own lease, written for your state.
- You can export all your data if you leave.

Common questions
Does UnitsHQ work with QuickBooks Online?
Yes. Tenants, invoices, payments and credit memos sync to QuickBooks Online, and payments entered in QuickBooks come back to UnitsHQ. See how the QuickBooks sync works.
What does ACH cost?
0.8% of each payment, capped at $5. Cards cost 2.9% + 30¢. You pay the fee, not your tenant.
Does it handle lien sales?
Not yet. UnitsHQ tracks what each tenant owes, sends the reminders and records the military duty answer, but lien notices and auctions are still handled outside it.
Does it connect to my gate?
There's no direct gate integration today. Gate codes and access instructions go out in the move-in email. If gate control is a must, talk to us before you switch.
How much does it cost?
Starter is $99 a month for up to 150 units, and Scale is $489 a month for up to 999 units. Larger facilities are priced on request, and there's a 14-day free trial. See pricing.
